Predicted Energy Assessments
(PEA)
are for new homes which are incomplete before or at the first point of marketing. Normally, when a home is designed, a “target energy rating” based on the design is produced to show a building inspector that the property will meet requirements under Part L of the Building Regulations. The final energy performance of the property must achieve at least this target energy rating to receive its final sign-off from the building inspector. Given the importance of conveying energy efficiency information to the prospective buyer, this existing process will be used to produce a
“predicted energy
assessment” for the property.
During 2008 new regulations require that Energy Performance Certificates (EPC) will be required before a property can be sold on all new houses built under the 2006 building regulations.
A cost effective method of producing the EPC instead of using a domestic energy assessor to visit and carry out a site energy inspection and assess the property is to undertake a ‘Predicted Energy Assessment’, which is designed for houses that are not yet physically completed. The Predicted Energy Assessments can be
extrapolated from the ‘as built’ SAP calculations and are significantly easier to produce than a conventional full
