Commercial Property Energy Performance

EPC (Energy Performance Certificates) are provided by qualified Commercial Energy Assessors, the purpose of the certificate is to provide information to indicate the energy rating of a property. The calculation method used in most cases is known as SBEM, a computer model which can assess the energy performance of a building dependent on its construction, design and other facilities installed within the building.

Advisory Reports
and EPC Recommendations are issued by the energy assessor on completion of the energy inspection of the building.

Dependent on the installed systems within the property the following reports will be issued to the building owner.

  • Air Conditioning Systems

  • Boiler and Heating Systems & Controls

  • Other recommendations dependent on the findings of the energy survey.

An advisory report usually accompanies an EPC where the building has existing air conditioning plant installed, for example: Public Buildings are likely to employ such systems, in addition, dependent on the built form and fabric of the buildings construction, further recommendations may be made to improve insulation standards.

EPC Validity

In most cases the validity of an EPC is 10 years from the date of issue.
