Commercial Energy Assessors NDEA Non-Domestic Inspectors

Commercial Energy Assessors also referred to as NDEA Non-Domestic Energy Assessors are responsible for calculating energy ratings for commercial buildings. Energy Assessors produce the EPC (Energy Performance Certificates) for non-dwellings.

There are different types of energy assessor to inspect a property, dependent on the type of use of the property, and the type of equipment installed within the building.

Domestic Energy Assessor - where the property is an existing dwelling
Commercial Energy Assessor - where the property is an existing or new build non-dwelling.
Air Conditioning Energy Assessor - where the property has air conditioning system installed.
SAP Assessor - where the property is a new build home or dwelling.

From 6th April 2008 the Government has introduced new measures for the energy performance of buildings. The legislation will affect the owners of existing commercial buildings, public buildings and builders of new commercial buildings, and property developers how provide new build homes for sale or rent.

Under the new regulations an EPC (Energy Performance Certificates) will be required in most cases, with few exemptions.

What Information Do I Need To Provide?

EPC Commercial
We can provide energy ratings and calculations, and the issue of EPC (Energy Performance Certificates) for the following buildings:

SAP – Standard Assessment Procedure for New Build Properties. We can produce SAP and Carbon Index ratings, Target and Elemental u-value calculations.
PEA - Predictive Energy Assessment for property marketing purposes. This is a mandatory requirement for new build properties to display a PEA SAP rating prior to sale. PEA for off-plan and partial construction New Build Homes.
ATT - Air Tightness Testing of New Build dwellings.
SBEM - Energy calculations for commercial buildings and production of Commercial EPC.

DEA or a Domestic Energy Assessor is required for the issue of an EPC or Energy Performance Certificate for a home for sale or rent (lettings).
