New Build Property Air Tightness Testing

Air Tightness Testing or Air Pressure Testing (also referred to as Air Leakage Testing) of New Build Homes, dwellings and testing of new and existing commercial buildings, is available by qualified personnel.

The 2006 Part L1A Building Regulations requires that new dwellings must be tested for air-tightness to confirm the energy performance of new homes and dwellings. Commencing 1st April 2006 it became a mandatory requirement to test a sample of homes in every new housing development scheme.

Air tightness testing procedures are conducted in order to prove that a home/dwelling meets specific standards in air permeability. The test benefits builders by ensuring that the house design is well conceived and the build quality is of a high standard. The benefits of an air tightness test can lead to reduced carbon emissions, reduced fuel bills for home owners, in addition this can mean the benefit of increased home comfort.

Our air tightness consultants are registered with the British Institute of Non Destructive Testing (BINDT) to perform air pressure tests on new homes & dwellings. Our test procedures are carried out strictly in accordance with the guidelines found in ATTMA Technical Standard 1, for the measurement of the air permeability of buildings based primarily around BS EN Standard 13829:2001.

Air Leakage Testing in New Build Homes & Dwellings

"Air leakage is the uncontrolled flow of air through gaps and cracks in the fabric of a building (sometimes referred to as infiltration or draughts). This is not to be confused with ventilation, which is the controlled flow of air into and out of the building through purpose built ventilators that is required for the comfort and safety of the occupants. Too much air leakage leads to unnecessary heat loss and discomfort to the occupants from cold draughts. The increasing need for higher energy efficiency in buildings and the need in future to demonstrate compliance with more stringent Building Regulations targets means that air tightness has become a major performance issue."
