Advisory Reports
and EPC Recommendations are
issued by the energy assessor on completion of the energy
inspection of the building.
Dependent
on the installed systems within the property the following
reports will be issued to the building owner.
An
advisory report usually accompanies an EPC
where the building has existing air conditioning plant
installed, for example: Public Buildings are likely to employ
such systems, in addition, dependent on the built form and
fabric of the buildings construction, further recommendations
may be made to improve insulation standards. Must
my Business implement the recommendations? No
- Currently, it is not mandatory to carry out improvements
contained in the advisory report. Who
issues an Advisory Report? The
report is issued by an energy inspector, also known as an
energy assessor, dependent on the built systems used in the
construction of the building you will be issued with one, or
all of the following advisory reports

Commercial
Energy Assessor - can issue an advisory report as part
of the issue of a Commercial
EPC for the built form of the property.

Air
Conditioning Energy Assessor - can issue an advisory
report as part of the issue of a Commercial
EPC for the air conditioning system, equipment and
controls used in the property.

Qualified
Professional Heating Engineers - can issue an advisory
report providing recommendations for improvement of large
commercial boilers and heating systems.
In
many cases the number of recommendations contained within the
advisory report can be reduced by following the guidelines for energy
saving measures for buildings.
Air
Conditioning systems for Commercial Buildings, Non-Dwellings, New
Build commercial property will require energy
assessment by air
conditioning assessors .Energy Calculations and Ratings
calculations will require an inspection of planned and
existing (HVAC - Heating Ventilating Air Conditioning)
equipment and controls by an assessor.
Commercial Buildings Energy Assessors
A commercial energy assessor cannot inspect air conditioning
plant and equipment unless they are also qualified as an air
conditioning energy assessor.

Air
Conditioning Inspection
EPCC do not provide an inspection service for air
conditioning systems, however, we recommend that owners and occupiers of
commercial buildings where an air conditioning system is
installed is regularly checked to ensure that the system is
running in an energy efficient manner. Regular checks of
commercial boilers and heating systems is also recommended,
and is considered good practice. This will assist in
improving the energy rating applied to the building when an EPC (Energy
Performance Certificate) is issued. Property
managers, in the first instance will require that their air
conditioning system is operating efficiently, energy
saving measures for business which are often simple, and
effective can help reduce running costs, and reduce CO2
emissions. |
