SAP Energy Assessment New Build Homes Dwellings

SAP Standard Assessment Procedure for new homes, housing developments, Energy Assessments that require a full EPC Energy Performance Certificate

What are SAP Energy Assessments?

From 6 April 2008, it is necessary to provide the prospective owner a full EPC and recommendation Report for new homes and dwellings. The EPC can only be produced by an Accredited On Construction Energy Assessor (SAP Assessor). Energy consultants produce SAP calculations to demonstrate that new build homes and dwellings meet Target Emission Rates as part of Building Regulations. On Construction Energy Assessors produce the EPC, they must be qualified and be a member of an accreditation scheme.

These accreditation schemes offer protection to house builders and potential homeowners by ensuring Energy Assessors have the required skills to conduct energy assessments and calculations. Our consultants are fully qualified and accredited to provide EPCs.

To provide a New build EPC, the On Construction Energy Assessor uses an approved version of the SAP software to calculate the energy rating of the new home or dwelling The Energy Performance Certificate is registered and stored in a national archive, each EPC has a unique reference number.

On Construction Energy Assessors are not normally required to visit the property to produce the EPC since the SAP calculations can be made from scale plans and the design specifications supplied by the client. The resultant EPC will be the result of the As Built calculations which is an extension of the SAP calculation needed for Building Control purposes.

Building Control cannot issue a completion certificate for the property without an EPC. In such cases the sale of the property cannot proceed without an EPC being issued. Similarly a completion certificate cannot be issued if a property is converted into fewer or more units and there are changes to the heating system and, or, hot water provision or air conditioning/ ventilation systems. As from 6 April 2008 homes will require an EPC on construction or such conversion.
